Our Smart and Simple Downsizing Method

Step 1: Initial Consultation.

Our Smart and Simple Downsizing Method begins with an in person meeting at your home where we introduce our entire team, walk through your home, take a deep dive into your specific needs and timeline, review our listing process and paperwork, and look at the current state of the market and home pricing strategies.

At the same meeting, we will spend some time discussing your future home, your specific criteria, wants and needs, location and price range. We connect you with a trusted local lender to advise you on mortgage options. We make sure we understand how you plan to fund this move, and to have your financial documents in order for when you find the perfect next home. We walk you through the home buying process and paperwork that will be needed for your next home purchase.

Step 2: Pre-List Planning.

During our in person walk through with you, we’ll create a list of home prep tasks and repairs, we help you schedule the home inspector, contractors, landscapers, stagers and cleaning services, etc.. We help you establish a timeline that is realistic and comfortable for you to complete all pre-list preparations.

Step 3: Presenting Your Home.

We’ll schedule and oversee the professional photography, and then list your home in the Multiple List Service (MLS). Our social media and print marketing campaigns will be in full force at this point, to get the highest level of exposure for your home. We’ll conduct our Mega Open Houses to allow buyers access to view your home. Our team will manage the showings and conduct weekly check-ins with you to review feedback and ongoing pricing strategies.

Step 4: Offers & Negotiations.

As offers come in, our team will assemble a Multiple Offer Summary Sheet (MOS) for you. Once all offers are in, we’ll schedule an in person or Zoom meeting to go over all of the offers and advise on which we feel is the strongest and best fit for you. If you prefer, we can line up the closing of your current home with the closing of the new home you are purchasing, so that you do not have two mortgage payments..

Step 5: Final Stretch.

After you find your new home, we make sure both your sale and purchase are lined up in the timeframes that work best for you. On your home purchase, we’ll guide you through the entire process including purchasing your title insurance, getting the home inspected, applying for the mortgage, etc. We’ll provide resources for moving companies, packers, trash haulers, donation sites, and cleaning services, etc.

We can schedule closings on the same day, helping you avoid double mortgage payments. We attend the settlements with you, and on closing day you’ll receive a gift of gratitude from our team, and a folder with all of your closing paperwork, and a copy of our trusted vendor list for your future home needs. Congratulations on your new life!
